How long does it typically take to lease a property?

How do I apply for an available rental property?

You can view our currently available inventory online and submit an application directly through the specific property listing link. Each adult applicant over 18 must submit a separate application.

What are your base qualifications to lease a home?

We evaluate credit history, check for clean rental verifications with no previous evictions, and require documented gross household income to be at least three times the monthly rental rate.

How do I submit an emergency or routine maintenance request?

All maintenance tracking must be submitted through your online Resident Portal for tracking. For urgent, after-hours maintenance emergencies, you can call our dedicated 24/7 maintenance hotline.

When is rent due and what payment methods do you accept?

Rent is strictly due on the 1st of every month. Payments can be securely made online through your Resident Portal using an ACH bank transfer, debit card, or credit card.

Are pets allowed in your rental communities?

Pet policies vary depending on the specific property and homeowner constraints. All assistance animals are fully accepted in compliance with FHA regulations.

How do I request a lease renewal or submit a notice to vacate?

You can log your intent to renew or submit your required 60-day written notice to move out directly through the portal dashboard, and our team will guide you through the next operational steps.

Is Renter's Insurance required?

Yes. All residents are required to carry an active renter's insurance policy with liability coverage prior to receiving the keys, protecting both your personal belongings and the property.

How is the security deposit handled?

Security deposits are held in a secure, compliant escrow account. After move-out, the property is inspected, and deposits are refunded minus any required cleaning or damage repair costs in accordance with state laws.

Can I paint or modify the home?

Any alterations, including painting or installing new fixtures, require explicit written permission from management before any work begins.

What happens if I lock myself out?

If you are locked out during business hours, you may borrow a spare key from our office. For after-hours lockouts, you will be responsible for contacting and paying for a licensed locksmith.
