Proactive Rent Collection Systems

Rent is due on the first day of each month. Our accounting team actively monitors tenant balances and payment activity daily to quickly identify and address late or returned payments if they occur.

Monthly Owner Distributions

Once monthly accounting is finalized, owner distributions are processed through secure ACH direct deposit directly to your designated bank account. Owner payments and financial statements are typically issued by the 10th day of each month.

Our Rent Collection Process

We follow a structured, fair, and legally compliant rent collection process in accordance with Maryland landlord-tenant laws.

Step 1

Rent Due Date

Rent is due on the 1st day of each month.

Step 2

Grace Period

Residents are provided a grace period through the 3rd day of the month when permitted under the lease agreement and applicable law.

Step 3

Late Payment Enforcement

If rent has not been received by the end of the grace period, our internal collection procedures begin, including applicable late fees as outlined in the lease agreement.

Step 4

Legal Notice Preparation

If necessary, we prepare and serve all legally required notices in compliance with Maryland law, including demand notices and required documentation.

Step 5

Tenant Follow-Up

During the notice period, our team continues communication efforts with the resident in an attempt to resolve the balance and avoid further legal action whenever possible.

Step 6

Legal Filing & Eviction Coordination

If payment is still not received, we coordinate and manage the legal filing process with the appropriate county court to begin formal eviction proceedings when necessary.

Step 7

Full Eviction Management

In the rare event that eviction becomes unavoidable, our team manages the entire process on your behalf, including court coordination and, if required, scheduling with the local sheriff’s office for property possession.
