A Certificate of Insurance (COI) is required, naming Open Door Property Management as an additional insured party.

W-9 Compliance

A current W-9 form must be on file before any work orders are issued or payments are processed through our system.

Invoicing & Payment Protocol

Phase 1

Work Order Issuance

All work is authorized via a digital Work Order. Do not perform service without an active WO number.

Phase 2

Completion Proof

Submit "Before & After" photos along with your digital invoice via the vendor portal.

Phase 3

Approval Audit

Our maintenance team audits the work and verifies resident satisfaction before final approval.

Phase 4

ACH Distribution

Payments are distributed via secure ACH transfer according to our standard Net-terms.
