Owner FAQ

How often will I receive updates about my property?

Beyond your 24/7 Digital Portal access, you will receive automated monthly financial statements. Additionally, our team provides immediate notifications regarding any maintenance requests that exceed your pre-approved emergency limit or significant lease updates.

How do you handle late rent payments?

Our systems automatically trigger a late notice on the 6th of the month. If payment is not received, we follow a strict legal protocol: a 10-day notice is served, and if the balance remains unpaid, we initiate court proceedings by the 15th to recover your asset as quickly as possible.

Can I use my own maintenance vendors?

Yes. While we recommend our vetted network of licensed and insured professionals for quality and pricing control, we are happy to integrate your preferred vendors into our system, provided they meet our insurance and compliance requirements.

What is your process for resident screening?

We use an institutional-grade screening engine that analyzes over 50 data points, including nationwide criminal background checks, multi-state eviction searches, credit-to-debt ratios, and direct employment verification to ensure only high-quality residents are placed.

How long does it typically take to find a tenant?

Our aggressive marketing syndicates your listing to top rental platforms within 24 hours. On average, our properties are leased within 14 to 21 days to fully vetted applicants, minimizing your vacancy losses.

Should I allow pets in my rental property?

We strongly recommend allowing pets to maximize your tenant pool, as over 70% of renters have them. To eliminate your risk, we provide a $1,000 Pet Damage Guarantee that covers excess damage beyond the standard security deposit.

How do you determine the rental price for my property?

We perform a comprehensive Comparative Market Analysis (CMA), analyzing current neighborhood data, recent lease comps, and property conditions to price your home for maximum yield and minimum days on market.

Do you conduct regular property inspections?

Yes. We conduct thorough move-in and move-out inspections with extensive photo documentation. We also perform mid-lease preventative maintenance walk-throughs to ensure the tenant is complying with the lease and your asset is protected.

Who holds the tenant's security deposit?

Security deposits are securely held in a strictly compliant, non-interest-bearing broker escrow account in direct accordance with state real estate laws, keeping you fully shielded from compliance liabilities.

I already have a property manager. Is it hard to switch?

Not at all. Once you sign our management agreement, we handle the entire transition seamlessly. We notify the current manager, collect the leases and keys, and introduce our system to the tenants on your behalf with zero friction.

Do I pay management fees while my house is empty?

Never. Under our Results Guarantee, we operate on a pure performance basis. You pay absolutely zero management fees until a qualified tenant is placed and rent is actively being collected.

What happens if a tenant you place breaks their lease?

If a tenant we place breaks their lease or is evicted within the first 12 months, our 12-Month Tenant Replacement Guarantee goes into effect. We will re-lease your property and find a new tenant at absolutely no additional leasing cost to you.

Do I need to go to court if an eviction happens?

No. Our team and our retained legal counsel handle the entire eviction process on your behalf, from serving initial notices to coordinating the final lockout with the sheriff, allowing you to remain completely hands-off.

What kind of financial reporting do you provide for tax season?

By January 31st of each year, you will receive a comprehensive 1099 tax form along with a consolidated, easy-to-read year-end income and expense statement, completely preparing you for a stress-free tax filing.
