What Happens If a Tenant Must Be Evicted?

If a qualified tenant placed by Open Door PM defaults on rent payments and eviction becomes necessary, we will coordinate and manage the legal process on your behalf. If qualifying legal expenses exceed the tenant’s security deposit, our Risk Mitigation Guarantee may reimburse eligible eviction-related legal costs up to the coverage limit.

What Happens If a Pet Causes Damage?

If an approved pet causes damage to the property that exceeds the tenant’s security deposit, Open Door PM may reimburse eligible pet-related damages up to the coverage limit outlined in the program terms.

Coverage Eligibility & Program Requirements

To Qualify For Coverage:

  • The property owner’s management account must remain active and in good standing with Open Door PM.
  • The tenant must have been screened and placed by Open Door PM under an approved lease agreement.
  • Open Door PM maintains sole discretion regarding eviction proceedings and legal coordination.
  • Security deposit funds will first be applied toward damages or legal expenses before guarantee reimbursement is considered.
  • Any reimbursement provided under the guarantee is limited to the stated coverage amounts.
  • Payments are issued after tenant move-out and completion of the security deposit disposition process.

Approved Pets Only

Pet damage coverage applies only to pets that were formally reviewed and approved by Open Door PM. Unauthorized animals are excluded from coverage. Service animals and emotional support animals are handled in accordance with applicable Fair Housing laws and are not included under this guarantee.

Non-Payment Evictions Only

Eviction coverage applies exclusively to evictions related to non-payment of rent. Lease violations, non-renewals, holdovers, or other non-rent-related evictions are not covered.

Subsidized Housing Exclusions

Due to federal and state housing regulations, eviction-related reimbursement does not apply to tenants participating in government-subsidized housing programs, including Section 8 and similar assistance programs.
